Lane Partners LLC received City Council approval to comprehensively redevelop SRI’s research campus located at 333 Ravenswood in fall 2025 and have now submitted a revised, phase 2 proposal for the redevelopment of the SRI campus. The applicant has also submitted two architectural control applications for the office/R&D buildings and the residential for-sale units, which will be reviewed concurrently with the phase 2 masterplan submittal.  The proposed phase 2 plan would modify the master plan project to increase the number of overall housing units and add community-serving retail space, among other modifications.  

Primary development program elements of the phase 2 masterplan include: 

  • An increase of 282 residential units from the 2025 approval for a total of 1,082 units, including 
    -  two apartment buildings with 300 units each; 
    -  122 single-family homes and 98 small lot, single-family homes; 
    -  108 townhomes; and 
    -  up to 154 residential units in a 100% affordable building; 
    -  an increase in below market rate (BMR) dwelling units from 251 to 293 units; 
  • An approximately 1.6-acre portion of land, to be dedicated to an affordable housing developer for the future construction of a 100% affordable housing development project of up to 154 dwelling units;  
  • Four office/R&D buildings consisting of approximately 901,493 square feet and two parking structures, an approximately 25,000-square-foot reduction from the 2025 approval; 
  • Approximately 40,000 square feet of neighborhood-serving retail, organized around common open space instead of the approximately 40,000-square-foot office amenity building, which was part of the 2025 approval; 
  • 14 acres of publicly accessible open space, including 6 acres of dedicated parkland, an approximately 4.2 acre increase in dedicated parkland from the 2025 approval; 
  • A potential below-grade emergency water storage reservoir below the publicly accessible park space along Ravenswood Avenue, to be built and operated by the city of Menlo Park.; 
  • Decommissioning of the existing 6-megawatt natural gas power plant; and 
  • Demolition of two buildings at 201 Ravenswood Ave. and approximately 1.4 million square feet within 38 buildings, including Buildings P, S, and T, which were proposed to be retained as part of the 2025 approval, on the SRI campus. 

The Project is expected to require the following entitlements and actions: 

  • Architectural Control 
  • Conditional Development Permit (CDP) 
  • Environmental Review 
  • Heritage Tree Removal (HTR) permit 
  • Below Market Rate (BMR) housing agreement 
  • Vesting Tentative Subdivision map 

Current status

On June 4, 2026, the applicant submitted the Phase 2 project plans and documents, as well the two architectural control applications. The applicant indicates they will submit a separate architectural control application for the two multi-family buildings. The City is currently reviewing the project to determine the project’s application completeness.
