345 Middlefield Rd. (former USGS campus)
Presidio Bay Ventures, on behalf of USGS Menlo Park, LLC, plan to comprehensively redevelop the former USGS campus, located at 345 Middlefield Road, with a mix of uses consisting primarily of residential and office uses, with childcare and neighborhood-serving retail and restaurant components.
Primary development program elements of the master plan include:
- Demolition of approximately 253,000 square feet of office and lab space within 16 buildings;
- 670 residential dwelling units across three multi-family buildings, including 101 below market rate (BMR) housing units;
- Approximately 740,000 square feet of office space (320,000 net new square feet) through retention and expansion of one existing building (Building 15), and construction of three new office buildings;
- Approximately three acres of publicly accessible open space, including an approximately 1.5-acre central “redwood lawn” and a neighborhood dog park; and
- Approximately 40,000 square feet of neighborhood-serving retail and amenity space, including a 15,000-square foot childcare center.
The Project is expected to require the following entitlements and actions:
- General Plan Amendment
- Zoning Map/Ordinance Amendment
- Conditional Development Permit (CDP)
- Development Agreement (DA)
- Certification of an Environmental Impact Report (EIR)
- Heritage Tree Removal (HTR) permit
- Below Market Rate (BMR) housing agreement
- Vesting Tentative Subdivision map
Current status
On January 30, 2026, Presidio Bay Ventures submitted the initial application to the City. City staff is evaluating the submittal package and will submit comments to the applicant within 30 days of application submittal. To receive updates about the project, please subscribe below.
