BRP 155 Jefferson Tenant LLC is proposing to comprehensively redevelop the 1.38-acre site at 155 Jefferson Dr. The proposal includes demolishing an existing single-story concrete building and surface parking lot and constructing an eight-story multi-family residential building with 199 units, of which 29 units would be designated below market rate (BMR). The proposed multi-family residential building would include 200 parking spaces with podium parking on the first, second, and third floors.

The applicant is proposing bonus-level development in the Residential Mixed Use - Bonus (R-MU-B) zoning district in exchange for the provision of community amenities. To meet the community amenity requirements, the applicant has proposed payment of an in-lieu fee. The project is also utilizing State Density Bonus Law, which permits exceptions to the City’s Zoning Ordinance as well as increases in density in exchange for the provision of below market rate (BMR) units. The proposed project would provide 14.5 percent of the project’s base density (20 units) as very low-income units and 6.5 percent of the project’s base density (nine units) as low-income units, meeting the requirements of the City’s Below Market Rate (BMR) Housing Program and Guidelines. The proposed project would also utilize a 46.25 percent state density bonus to increase the density and square footage of the building, as well as seek concessions and waivers from certain development standards. With the eligible bonuses provided by State Density Bonus Law, the project would construct 199 dwelling units, including 20 very low-income and nine low-income BMR units. The overall proposal includes:

  • Total Dwelling Units: 199 (for rent)
  • BMR Units: 29 (20 very low income and nine low income)
  • Total Proposed Gross Floor Area: 202,487 square feet
  • Floor Area Ratio (FAR): 3.37
  • Proposed Building Height: 85 feet (eight stories)
  • Total Parking Spaces:
    - Vehicular Spaces: 200 (including 78 spaces in mechanical stackers)
    - Bicycle Spaces (long-term): 300
    - Bicycle Spaces (short-term): 30
  • Total Open Space: 18,450 square feet
  • Publicly Accessible Open Space: 7,053 square feet

Current Status

On January 16, 2026, the applicant submitted for full application completeness review under the provisions of Senate Bill (SB) 330. The City is currently reviewing this initial submittal package.
